Failing Box Gutter Replacement – Crondall, Hampshire

New Felt Box Gutter Roofing System Installed

We recently completed the replacement of a failing box gutter in Crondall, Hampshire, stripping the existing system back, installing a new roof deck where required and creating a new durable waterproof felt system.

Box gutters can be particularly vulnerable areas of a roof. Unlike conventional external guttering, they are built into the roof structure and often collect water from a relatively large roof area.

When the covering begins to deteriorate, water can penetrate beneath the surface and potentially cause damage to the timber deck and surrounding roof structure.

For this property in Crondall, the existing system had reached the point where a more comprehensive replacement was required.

Existing Box Gutter Stripped Back

The existing covering was removed to expose the underlying structure and allow the condition of the gutter to be properly assessed.

The project photographs show the gutter running between the existing pitched tiled roof and the adjoining brick parapet wall, creating a long, relatively narrow drainage area.

This type of roof detail needs particularly careful waterproofing because there are several critical junctions where water ingress can occur.

Rather than simply covering the old system, stripping it back allowed us to prepare a sound base for the replacement.

New OSB Roof Deck Installed

Once the existing materials had been removed, a new OSB roof deck was installed to create a strong, smooth and consistent base for the new waterproofing system.

Getting the substrate right is an important part of any box gutter or flat roofing project.

The finished waterproofing system relies on the deck beneath it being properly prepared and securely installed. Addressing problems at this stage helps avoid simply trapping existing deterioration beneath a new covering.

New Multi-Layer Felt Waterproofing System

The box gutter was then prepared for its new multi-layer felt roofing system.

Successive waterproofing layers were installed before completing the gutter with a durable mineral-finished surface.

The completed system provides a robust waterproof channel capable of safely carrying rainwater away from the adjoining pitched roof.

Works Included:

  • Removal of the failing existing box gutter covering
  • Inspection and preparation of the underlying structure
  • New OSB roof decking installed
  • New waterproof roofing system
  • Multi-layer felt installation
  • Mineral-finished protective surface
  • Detailed waterproofing along the parapet wall
  • Careful detailing at the pitched roof junction
  • Weatherproofing around the rooflight area
  • Roof tiles temporarily removed where required to access critical junctions
  • Tiles reinstated following completion of the waterproofing
  • Final inspection of the completed box gutter

Why Box Gutters Need Specialist Attention

A box gutter performs a very important job.

Because it sits within the roof construction rather than outside the building, a failure can allow water directly into the roof structure or property below.

Common box gutter problems include:

  • Ageing or cracked felt
  • Failed waterproofing
  • Deteriorated roof decking
  • Water getting behind wall junctions
  • Failed flashing
  • Poorly sealed pitched-roof junctions
  • Ponding or standing water
  • Blocked drainage
  • Previous temporary repairs beginning to fail

These problems can sometimes remain hidden until damp or water staining becomes visible inside the property.

Pitched Roof & Box Gutter Junctions

One of the most important aspects of this Crondall project was the junction between the pitched tiled roof and the box gutter.

As the photographs show, tiles were carefully removed along the lower section of the pitched roof to provide access to the junction and allow the waterproofing system to be correctly installed.

Once the waterproofing work was completed, the tiled roof could be reinstated.

This attention to the junctions is particularly important. Simply renewing the visible centre section of a box gutter without properly addressing its edges can leave potential weak points behind.

The Finished Box Gutter

The completed gutter now has a clean, continuous mineral-finished waterproof surface with carefully detailed edges and junctions.

The result is a strong, durable and weather-resistant box gutter system, providing long-term protection to this particularly vulnerable section of the roof.
