Home Chimney Leak Repair – Ash Vale
A recent roofing repair completed by the TCG South Roofing team in Ash Vale, where the customer was experiencing a persistent water leak around the chimney.
Leaks around chimneys are a common roofing problem, but finding the actual point of water ingress isn’t always straightforward. Water can enter through failed leadwork or the surrounding roof covering and travel before becoming visible inside the property.
For this job, we investigated the area properly rather than simply applying a temporary seal around the chimney.
Roof Opened Up Around the Chimney
To gain access to the problem area, the roof tiles surrounding the chimney were carefully removed.
This allowed us to inspect the roof beneath the tiles and, importantly, the junction where the chimney passes through the roof.
The photographs show just how much of the surrounding roof sometimes needs to be opened up to properly diagnose and repair a chimney leak.
Once exposed, we were able to deal with the defective areas before rebuilding the roof around the chimney.
Leadwork & Weatherproofing
The leadwork around a chimney performs an extremely important job. It creates the weatherproof junction between the brick chimney stack and the pitched roof.
If the flashing, soakers or surrounding roofing materials deteriorate or have previously been poorly repaired, rainwater can find its way underneath the tiles and into the roof space.
The affected area on this Ash Vale property was repaired, with the leadwork around the chimney renewed and correctly dressed into the surrounding roof covering.
The tiles were then reinstated around the chimney, leaving the area properly weatherproof once again.

Finding the Cause – Not Just Treating the Symptom
Chimney leaks can sometimes result in repeated repairs because the visible area gets sealed without identifying where the water is actually entering.
Our approach is to investigate the roof and determine the source of the problem before carrying out the appropriate repair.
For this property in Ash Vale, opening the roof around the chimney allowed us to access the affected area properly and provide a lasting solution.
Problem found. Repair completed. Leak solved.
